The Search


At this stage we explore all options available both on and off market through estate agents and our extensive network of industry contacts.

Preview & Due Diligence


We will visit any property we think will be of potential interest, and carry out an inspection before adding it to our shortlist. Our vast experience means we know exactly what to look out for.

Most buyers leave inspections to a surveyor, after they have negotiated the purchase. This can result in wasted time and unnecessary expense that can be avoided if you know what to look for.

At the same time we will conduct initial due diligence on the lease, freehold and vendor situation to establish if there are any issues that could be potential problems further down the line.

Shortlist & Viewings


We then compile a shortlist of suitable properties, and either report or discuss each one with you. We provide objective advice on each property, and highlight any minor issues you should be aware of.

We will then arrange to see the chosen properties, and will accompany you on the viewings. If you are unable to attend, we will view on your behalf and provide you with a full report and walkthrough video, which is particularly beneficial to our overseas clients.

Negotiation


Once we have found your perfect property, we then conduct thorough research on local amenities, transport, schools, and anything else that will be of interest.

Using our experience of recent sales and in-depth local knowledge, we can determine the correct market value of a property by taking all direct and external factors into consideration.

Prior to presenting an offer, we will agree a strategy so your objectives are met. We will then secure the property on the best possible terms.

Conveyancing


Once an offer has been agreed, your search agent will co-ordinate all services to start the purchase process.

We liaise with surveyors, solicitors, finance providers and estate agents to manage every stage of the process, to ensure a smooth transaction within an agreed timeframe.

This can be the most stressful part of a purchase, and our service allows you to sit back and relax while our team takes care of it.

Exchange & Completion


We continue to liaise with all parties until the exchange of contracts, and can help with the scheduling of any other services you may need.

Refurbishment & Management


Our refurbishment team can carry out any works needed before someone moves into the property. We can also offer a full management service, allowing a complete end-to-end and hassle free journey.

After Sales Service

The Process

Our first job is to discuss the property requirements with the overseas employee being relocated to the UK, gaining an understanding of their situation and needs.

Once the brief is complete, we speak to local estate agents to discuss the brief and create a shortlist of potential rental properties.

We will then arrange a day to view available properties and film a walkthrough video and compile a report on each one, taking key requests into consideration.
